Do I need a termite inspection?

A termite inspection is not mandatory. BUT is perhaps important in view of the fact that termites can be found in most areas of South East Queensland. In the majority of instances damage caused by termites is confined to any untreated fences, tees, stumps and timber lying around the yard. This will give you an opportunity to organize any necessary repairs or maintenance that will place the home in a better selling condition.

What if the report reveals areas of concern?

No Home is perfect!
In most cases the home will be in need of some general maintenance. If the inspection reveals areas of concern it doesn't necessarily mean you shouldn't buy the home, only that you will know if advance the condition of your new home. It is not the prerogative of the building inspector to pass or fail a home building inspection. Our task is to provide you with the best information we are able to, so that you can be satisfied with the decision you make.

Can I do it myself?

Even the most experienced home owner may lack the knowledge and expertise required of a professional building inspector, who has inspected hundreds, perhaps thousands of homes. An inspector is familiar with the many elements of home construction, its proper installation, and maintenance requirements. He understands how the home's systems and components are intended to function together.

Above all, most buyers find it difficult to remain completely objective and unemotional about the home they intend to buy and this may affect their judgment. For the most accurate information it is best to obtain an impartial opinion form a qualified professional.

What will it cost?

The inspection fee for a typical family home may vary as does the cost for a home. However, do not allow the cost to be the deciding factor in whether or not to have your new home inspected or in the selection of your building inspector. The knowledge gained from an inspection is well worth the cost. The lowest price need not necessary mean a bargain. The Inspector's qualifications, including his experience in this area should be the most important consideration.

What are the Licence requirements?

As of 1 January 2001 any person or organization carrying out building inspections will need to have a Completed Building Inspection Licence. One of the requirements of this licence is to have a Professional Indemnity Insurance Policy valued at $1,000,000.00. It is your right as a purchaser to ask to see a copy of this Completed Building Inspection Licence.
